We check the system’s visible condition and basic operation at the time of the inspection.
Insulation & ventilation
We look for visible gaps, poor airflow, or other issues that can affect comfort and moisture control.
Interior
We inspect walls, ceilings, floors, stairs, and other interior areas for visible damage or wear.
Windows & doors
We check how they operate and look for visible sealing issues, wear, or damage
Attic & crawlspace
Where accessible, we look for signs of moisture, ventilation problems, insulation concerns, and structural red flags.
Built-in appliances
We test built-in appliances in a limited capacity to check for basic operation.

Throughout the inspection, we watch for signs of leaks, staining, or moisture damage that may point to bigger issues.
It’s the same inspection a buyer’s inspector would run, the same one we use for our pre-purchase inspections. We go through the home’s accessible areas and systems and report on the condition of each, so nothing about the place is a guess by the time you list.

Single-Family Homes
The most ground to cover, and the most that can go wrong. The roof, exterior, structure, and major systems are all on you, and that’s usually where years of small skipped repairs add up.
Townhouses
Centered on your unit. Some parts of the building belong to the strata, so the report sticks to what’s actually yours to deal with.
Condos
Mostly the inside of your suite. The expensive building-wide items usually fall to the strata, which means a buyer’s questions often come out of the strata documents as much as the unit itself.
