Is a pre-listing inspection worth it?

For most sellers, yes. The buyer is going to inspect the home regardless. Going first just means you see what they’ll see while there’s still time to do something about it.

How much does a pre-listing home inspection cost?

Is a pre-listing inspection required to sell my home?

No. It’s optional. A buyer will usually arrange their own inspection either way, and a pre-listing inspection just puts that information in your hands first.

Do I have to share the report with buyers?

The report belongs to you. Keep in mind that BC sellers usually fill out a Property Disclosure Statement about known issues, and an inspection adds to what you know. Whether that changes what you need to disclose is a question for your realtor or lawyer, not something we can advise on.

Will the buyer still get their own inspection?

Most do, and that’s fine. Yours doesn’t replace theirs. It just means nothing in their report comes as news to you.

When should I get a pre-listing inspection done?

Before the home goes live, with enough runway to act on anything you find first.

How long does a home inspection take?

Usually 2 to 4 hours, depending on the home’s size, age, and condition. A small condo might run 1.5 to 2.5 hours, while a larger or older house can go 3 to 4+ hours.
